Seal first

Your ceiling has more holes than you think.

Every light fixture, wire, pipe, and vent was installed through a cut in your ceiling, and most were never sealed. Air sealing closes those gaps so attic air stays in the attic. In a Phoenix summer, that is the first fix, not the afterthought.

Book My Inspection

Sealed from the attic side, with photos of every gap we close.

The basics

What is attic air sealing?

Air sealing is finding and closing the gaps between your living space and your attic: the openings around light fixtures, wiring, plumbing, bath fans, and the attic hatch. Each one lets superheated attic air trade places with the air you paid to cool. We seal them from the attic side, and the house is tighter the same day.

Where the gaps hide

The usual suspects in a Phoenix ceiling.

  • Recessed can lights and ceiling fixtures
  • Wiring and plumbing penetrations
  • Bath fan housings and duct boots
  • The attic hatch or pull-down ladder
  • Chases and gaps where walls meet the attic floor
Done Right

What sealing looks like

Materials matched to each gap, proof at the end.

  • Fire-rated sealants and foams
  • Heat-rated covers around light fixtures
  • Weatherstripping and insulation on the hatch
  • Photos of every sealed pathway
  • Blower door numbers before and after, when the test is part of your job

Order of operations

Why seal before adding insulation?

Insulation slows heat that conducts through it. It does nothing to stop air that flows around and through it. Blow a fresh blanket over open gaps and hot attic air keeps streaming into the house, dragging attic dust with it, while your cooled air escapes through every fixture. Seal first and the same insulation finally performs like the number on the bag. That order, seal then insulate, is the one ENERGY STAR recommends.

Already have insulation? Even better.

Air sealing is not just for empty attics. We move your existing insulation aside in small sections, seal the gaps underneath, and rake everything back into place. Nothing gets hauled away, and the insulation you already own finally gets a sealed ceiling under it.

The dust story

Why do my ceilings and vents collect dust so fast?

Dust that keeps building up around can lights, registers, and ceiling fans is often air movement you cannot feel: attic air seeping through ceiling gaps and carrying fine dust and insulation fibers into the rooms below. Air sealing closes those pathways. During your inspection we can show you exactly where they are in your own ceiling.

Measured

How do you know it worked?

On jobs that include a blower door test, here's how it runs.

1
Test in.

A blower door goes in your front doorway before we touch anything and puts one measured number on how leaky your house is.

2
Seal.

We work the attic gap by gap: fixtures, penetrations, chases, and the hatch, with photos as we go.

3
Test out.

The blower door runs again when we are done. You see the before number, the after number, and the difference, in writing.

The price

How much does attic air sealing cost in Phoenix?

Most attic air sealing jobs in Phoenix run between $600 and $1,800, depending on the size of the attic and how much sealing it actually needs. You get one flat quote after your free inspection, before any work starts. Smaller attics with a handful of gaps land near the low end; larger attics with a lot of open pathways land near the top.

Questions

Before you book.

Is air sealing worth it if I'm getting new insulation anyway?

Yes, and the order matters. Sealing happens first, usually in the same visit, so the new insulation goes down over a closed ceiling instead of open gaps. Insulation blown over unsealed gaps still lets air wash through it.

What do you seal with?

Fire-rated sealants and foams matched to each gap: caulk and foam for wiring and plumbing penetrations, heat-rated covers around light fixtures, and weatherstripping plus insulation for the attic hatch.

How long does attic air sealing take?

Most homes take a few hours to a day, in one visit. Sealing an attic that already has insulation takes longer than an open one, which the flat quote accounts for up front.

Will air sealing make my house too tight?

Many Phoenix-area homes were built before local codes required a leak test, so they have never been measured. Air sealing moves the house toward the healthy range, and when the job includes a blower door test, we measure before and after, so we know exactly where your home lands instead of guessing.
